The Customer Journey

Purchasing a home is a significant milestone, and at Meadow Tree Homes, we strive to make this journey as smooth and transparent as possible. Our step-by-step guide will help you understand the process from start to finish, ensuring you feel informed and confident every step of the way.

1. Understanding Your Budget

The first step in your journey is understanding how much you can afford. We recommend consulting with independent financial advisors who can provide expert advice and help you assess your budget. They will guide you through the process of obtaining a mortgage in principle, ensuring you have a clear picture of your financial standing before moving forward.

2. Reserving Your Home

Once you have a clear understanding of your budget, the next step is to reserve your chosen home. This involves:

  • Deciding: Take the time to review all available options and make an informed decision.
  • Reserving Your Home: Secure your preferred plot by paying a non-refundable reservation fee. This ensures that no one else can purchase it during the reservation period. The reservation fee is £995 for 2 and 3 bedroom properties, and £1995 for 4 bedroom properties.

3. Legal and Contractual Steps

After reserving your home, you will need to instruct a solicitor to handle the legal aspects of your purchase. We can recommend reputable solicitors if needed. Your solicitor will:

  • Conduct Searches: Perform necessary searches and checks on the property.
  • Review Contracts: Ensure all legal documents are in order and address any queries you may have.

Please note that solicitor fees will apply. It is essential to fully understand and feel comfortable with these costs before proceeding.

4. Exchanging Contracts

Once your solicitor has completed the necessary checks, you have received your formal mortgage offer, and both parties are satisfied, you will exchange contracts. This step involves:

  • Paying a Deposit: Typically, you will pay a deposit to secure the purchase.
  • Binding Agreement: The exchange of contracts legally binds both parties to the sale.

5. Updates and Tracking

Throughout the construction phase, we will provide you with regular updates on the progress of your new home and supply you with the anticipated completion date.

6. Home Demonstration

A couple of days before completion, you will be invited to visit the property for a full demonstration on how the appliances and the fittings work and for you to become familiar with your new home.

7. Completion

On completion day, the remaining balance of the purchase price is transferred, and you become the legal owner of your new home. This involves:

  • Finalising Payment: Ensuring all financial transactions are completed.
  • Receiving Keys: Collecting the keys to your new home and celebrating this exciting milestone.

8. Post-Move Support

Our commitment to you doesn’t end on completion day. We provide a five-day courtesy period after you move in to ensure everything is to your satisfaction. During this time, our team will:

  • Conduct a Final Inspection: Ensure all aspects of your new home meet our high standards.
  • Address Any Issues: Quickly resolve any minor issues that may arise during the initial days of occupancy.
